What to expect from Coetz Glazing
Every top hung aluminium windows order at Coetz starts with your sizes and a fixed price online, so you know exactly what you are getting before anything is made.
We manufacture to size in our own factory, glaze with 6.38mm laminated safety glass as standard, and powder-coat the aluminium in the colour that suits the building.
Because we manufacture and supply every top hung aluminium window ourselves, one accountable team looks after your order from order to delivery, backed by our manufacturer warranty.
Why aluminium is the right choice
For top hung aluminium windows, aluminium is the material that lasts. It will not rust, warp or rot, it shrugs off the South African sun, and it needs almost no maintenance beyond an occasional wipe-down.
Our frames are available in five finishes – White as standard, Bronze and Charcoal at the same price, and Black and Natural Anodised at a small premium, so the windows match the architecture instead of fighting it. Slim sightlines let in more glass and more daylight.
Every unit is glazed with 6.38mm laminated safety glass as standard, which improves security, cuts outside noise and holds together if it is ever broken.
We manufacture top hung aluminium windows to your exact sizes in our own factory, so there is no waiting on imported stock and no compromise on fit. Large and repeat orders are planned and delivered on schedule.
From a single building to a full development, Coetz manufactures and supplies what we make. One accountable team, one point of contact, and our manufacturer warranty stands behind every order.
Delivery and collection
Every item is manufactured to order and supplied ready for collection from our Laser Park, Johannesburg premises or delivered — Johannesburg (1–3 working days from dispatch), Gauteng (2–5) and national (3–7), with the exact rate calculated automatically at checkout. All catalogue prices exclude VAT.

How top hung aluminium windows work
A pair of friction stays is fixed along the head of the frame and the top of the sash. When you release the handle, the sash pivots on those stays and the bottom edge swings outward. Friction in the stays holds the sash wherever you leave it, so there is no prop or catch to set.
That is the whole mechanism, and it is why top hung aluminium windows have so little to go wrong compared with a sliding sash running in a track.
Where top hung aluminium windows suit a room
- Bathrooms. A top hung sash can be left slightly open in light rain for ventilation without water coming in.
- Bedrooms. The same applies at night, when nobody is awake to close up if the weather turns.
- Above a kitchen counter. The sash opens away from the worktop rather than over it, so nothing has to be moved to reach the handle.
- Upper floors and furnished rooms. No sash swings inward across the room, which matters where furniture sits under the window.
Top hung aluminium windows vs sliding windows
A sliding window opens at most half the frame, because one panel has to pass behind the other. A top hung sash opens its full width, and you control the angle rather than the width. Sliding windows also run in a bottom track that collects grit and needs cleaning; a hung sash has no track at all.
Against that, a sliding window projects nothing outside, which matters on a narrow walkway or against a boundary wall. Compare the two in our aluminium sliding windows range.
Combining opening sashes and fixed panes
Most top hung windows are not a single sash. A frame usually combines one or more opening sashes with fixed panes: a wide opening might have two top hung sashes over a continuous fixed pane, and a narrow one a single sash over a fixed pane. Fixed panes cost less than opening sashes because they carry no hardware, so put the openers where you will actually use them. The drawing on every product shows which panes open, viewed from inside.
Looking after top hung aluminium windows
- Wipe the friction stays and the frame rebate twice a year. Grit and paint between sash and frame are the most common reason a sash stops closing cleanly.
- Check that both stays travel evenly. If one moves further than the other, the sash meets the seal crooked and draughts follow.
- Wash the frames with clean water and mild soap. The powder-coated finish never needs repainting, and abrasive cleaners will dull it.
- Replace the rubber seal if it hardens. It is a cheap part and it is what keeps the window weathertight.
Our aluminium window cleaning guide covers the full routine, and top hung window not closing explains the common fixes.
